Seller Tip: The Best Feedback is an Offer!

How many times is your home shown and you don't receive any feedback from the buyers agent?  It actually happens more than you think. There are several reasons that feedback may be delayed or non-existent.  I know.  It feels like time has stopped when you are waiting (albeit impatiently) to hear what the buyers thought of your home.

Sometimes agents are showing 10 houses in a day, which can be to one buyer or maybe 3 or 4 and they are busy!  They need time to look at their notes before they submit feedback. And trust me, you want them to send thoughtful feedback in case there is something that can be addressed easily for future showings.  These agents usually respond back within 24 hours.  

 

Other agents are a little slow in providing feedback.  It can be because they have shown so many that they cannot remember anything specific about your home other than that the buyer did not choose to keep in the mix to see again.  There may not be a definitive reason for their buyers' lack of interest...your home just wasn't "The One"!

 

It could be that the agent does not provide feedback to any of the listings that they show.  It does not necessarily reflect that they are too lazy to do it, they just don't take the time and don't see the value.  These agents are typically buyers agent that do not list homes and work exclusively with buyers. 

 

Finally, a lack of feedback is not always a bad thing! It can be considered strategic as the buyers may be interested but don't want their agent to share that because it may affect their negotiation position. In this case, you may be in their top two or three!  But we won't know their true level of interest until they submit an offer.  And THAT is the best feedback of all!

 

When you list your home with me, I have a specific process for showings and feedback to encourage timely and thoughtful feedback that can help you determine where the market is headed. The agent receives a series of emails, calls and texts from me that start prior to their showing.

 

1. Once the showing is confirmed by you, I send an email to the buyers agent that includes instructions for the showing, such as taking off their shoes, where the key is located to access the shed, whether they should leave the lights on for a showing after them, as well as a copy of the pertinent disclosures and information about the property as a quick reference.  I also set the tone by requesting timely feedback within 24 hours of the showing.

 

2. Once the agent shows the home, another email is sent to thank them for their showing.  I include a photo of the exterior of the home to remind the agent of your home again since sometimes they are showing multiple properties possibly to multiple buyers, especially on a weekend.  

 

3. If I have not received feedback within 24 hours of the showing, I call the agent and finally I will text them as well.  I give 4-5 opportunities for the buyers agent to provide feedback and most of the time, they will send feeback with gentle reminders.  Other times, it is crickets.  And that is okay...that was not your buyer and we can move on.

Good points all Karen Feltman . One good reason for feedback is to guage the showing condition of the home dogs, windows open, cleanliness etc. These help the selling process.

Hi Karen... first of all, what Jeff Masich-Scottsdale AZ Associate Broker,MBA,GRI said. I don't blame sellers for wanting to know what prospective buyers think about their home or why they might no be making an offer. I always make a point of providing feedback when I've shown property as a courtesy. One thing I do tell my sellers is that if we've had a lot of showing activity and no offers, we've gotten feedback in that the house is probably priced a bit high.

I tell my clients they may or may not get feedback, but the best kind is an offer!

I was out with clients one day showing a bunch of houses and an agent called me to find out what I thought of her listing that I had JUST shown. I was driving, had papers everywhere, and was still out with clients. THAT request was a bit too much!

THAT is going too far. The only time I might call immediately is if I have just received an offer. Then I am just letting them know out of courtesy and in case they want to write an offer too
