School is wrapping up and the real estate market is still holding strong in the northeast Houston area despite the reports of gloom and doom on the television. The Kingwood real estate market is still a seller's market with 5.8 months of inventory. Months of inventory is the number of months it would take to deplete the inventory based on the last 12 months of activity. Though the number is not as great as 2 years ago, the number is still good. I have a contact in Arizona that is working in a market of 18 months of inventory. In the Kingwood inventory as of today there is 558 active listings. The Atasocita, Humble, Crosby, Huffman market area is currently experiencing 6.3 months of inventory with 1,367 active listings. This market area has a higher inventory due to the large amount of growth in the new construction market. Although new construction in neighborhoods like Summerwood and Eagle Springs will be closing out in the next few years, new developments are underway such as Lakeshore and Waters Edge. In summary, it is a good time for real estate in the northeast Houston area despite the critics, talk show hosts, and the national news media. Remember real estate is a local market and can't be generalized.
