Why For Sale By Owners sometimes have difficulty selling their homes. There are many reasons. First, FSBO tend to dislike Realtors and feel that it is only about puttig a price on the home and Open Houses. Not True.
Many home buyers are uncomfortable dealing directly with a Seller. Seller's are bias to their own home and push all of the great features that they love. Those may not be the features that a buyer is actually interested in. Buyers that are working with agents, Should be preapproved for a mortgage IN THE PRICE RANGE OF YOUR HOME!
I don't understand Owners that do their own Open House! Strangers! NO mortgage approvals! Although most of the time they are getting Realtors that visit to try and get the listing!
I personally am not a fan of Open Houses! Being in the business for 17 years, I have seen that mostly they are for the Realtor to get buyers for other properties. The reason being, is most buyers visiting are approved in different price ranges or not approved at all.
FSBO tend to think paying commission is taking from their sale price and if they just reduce the price, it will save them money. In fact, as a Realtor, I have gotten more money for FSBO then they personally did. Contracts, inspections, septics, wells, POE systems, termite, pool, home inspections are quite complicated and need to be handled in specific timeframes with a top negotiator.
