Really, it's that simple! If you've sold a home in the last year, you know that things in the housing market have changed considerably. You also know that one thing that we will never be able to change is human behavior!

 

 

One of my buyers had an unusual request yesterday and I explained the 'probable' reason for the request. My client honored their request for a second showing and today, they are under Contract with those buyers!
 


 

There are some buyers who are understanding, get-it-done-smoothly types of people who make getting through a home sale, a dream.  Then, there are those who put their foot down to EVERYTHING! Those people expect you to do everything THEIR way or you may even be given the old, "I'll just take our football and go home!" response if you don't. 

 

There are others who appear to be wonderful but, really, they want what they want and when they get it, they seem to savor in making everyone's lives miserable afterwards. This type, I'll never truly understand but, we do have to deal with these types of buyers on occasion.


Here are some of the 'beyond-my-control' items that we may face during the listing of your home:

 

  • FEEDBACK & BUSINESS CARDS: I absolutely cannot force every single agent who tours your home with their buyers to provide feedback to you OR leave a business card. As much as I firmly believe in this practice, all agents just don't. They may be lazy, they don't care or perhaps they're bringing an Offer from their buyer and don't want to play any of their cards. Believe me, I try - I send them reminder emails and I phone them to get that feedback for you. I understand how very important it is to you and I do my best to get it from all of your showings. Sometimes, it just doesn't happen. The best feedback a buyer can give you is an Offer - so, keep that in mind! 

 

  • LOCKED DOORS: I remind every agent showing your home to lock all doors and turn out all lights. I believe that we have a rash of agents who are not paying attention and leaving doors unlocked - I've heard several agents complaining about this locally of recent. This again - human behavior! When you are out of town or if the home is vacant, I do have someone check your home at the end of business each day in order to assure that doors were not left unlocked. However, if you are in town and find that your doors are unlocked following a showing, please let me know.

 

  • Rush appointmentsSHOWING NOTICE: All showing agents do not know 2-3 days in advance when a buyer wants to tour your home. Like you, how I wish they did too! Sometimes they phone us and want to show the buyer your home within the hour. We do our best to set limitations on touring homes without sufficient notice but, we also want to be sure to allow all prospective buyers into your home.


I agree, a 15-minute notice is unacceptable and we do have the showing service require a lead time but, still, they may have the showing service notify you to ask. I hear complaints from buyers' agents: "My buyer is headed to the airport and JUST saw this home and HAS to see it before leaving town!" or "We were looking in the area and my buyer is making a decison this afternoon on a home - I need to get them in your home because I really think this is THE one!"  


You get the manipulation, right?! The thing is, when you really want to sell your home, you will do what it takes, if it's at all humanly possible for you to get out of your home in 15 minutes - you almost have to! Just know that I cannot control these demands - it's solely up to you as to whether or not you are able accomodate their demands.

Again, these are things that are beyond my control; I have no control over the other party when it comes to their behavior or their seemingly bizarre requests.

 

I CAN tell you how they are likely going to respond but, as in every aspect of our lives, sometimes people will simply surprise you!

 

My hope during your entire transaction is, of course, that you'll be surprised in a good way - not a negative one. 

 

Making you aware of those darned humans I can't control is part of helping you understand the selling process! You may not experience any of these issues but, at least you'll be prepared if you do!

Those human behaviors are so true. I like vacant homes because they're easy to show but leaving the door unlock drives me crazy.
