 The pretty lady on the TV was bragging about selling her house in record time and for a record price. She found this wonderful real estate agent on some website with all these incredible 5 star reviews and tons of experience. She hired this agent to sell her house and this miracle agent sold the house in just 2 days and for $40,000 over the asking price. This agent must have some type of magic wand to pull this off, right?

Wrong, this agent underpriced the house so much that buyers were fighting over the pretty ladies’ house. If the house was priced at market value when it first came on the market then the house would have been listed for more than the final selling price. This fabulous real estate agent did not know how much the house was worth and consequently listed it with too low an asking price thus creating a bidding war for the property.

Bidding wars seem like they should be desirable but there is more at play than just getting everybody all excited. People are emotional creatures and buyers get uncomfortable when they are forced to pay more than list price. Having to compete with other buyers to pay more than list price can become too much for a lot of buyers.  Some walk away from the bidding process and some walk away without bidding. The buyer who won the bidding process has a bad taste in their mouth from being forced to do something that is not natural for people to do. This might cause problems when the time comes to negotiate the repairs found in the home inspection, and something is always found.

If the house was priced at $60,000 over the original list price then the seller could have come off the list price by $10,000 thereby giving the buyer a win while the seller nets $10,000 more than in the bidding war. This is what is referred to a win-win. Both sides win and everybody is happy. Of course, if you have to sell your house in 2 days and money doesn’t matter then go ahead and trust those online reviews and those ratings that agents pay dearly for.
