When you answer an inquiry about one of your listings, how do you know who the caller really is?

You don’t.

That caller could be a potential seller, wanting to see how you handle inquiries.who is that caller?

He or she could be another agent, wanting to see if they can learn anything you might tell a potential buyer, but won’t tell them.

AND – it could be a spy for your seller.

A few years ago some folks I knew had their property listed with a couple who were billed as the “Top Agents” in their small town. It was an unusual property, so they didn’t expect hoards of people, but they expected to get at least some showings.

They also expected to hear from their agents now and then, but that’s another story.

Finally, curious about what was going on, they called a sister-in-law who lived out of state and asked her to be their spy.

They gave her the link to their MLS listing and she called the listing agent to inquire.

Imagine her surprise when the agent said “Oh, you probably wouldn’t be happy with that listing. Now THIS one might suit you well…”

Now I know you wouldn’t do anything so underhanded, but you might be too quick to suggest looking at a variety of homes.

So take your time, answer all the questions about the subject property. Then, only if the caller indicates that it won’t do, start questioning them and trying to match their needs with other listings.

Dear Marte,

Never thought of suspecting spies. But I have never answered like that either. Why would you take a listing, if are not doing your best to sell it?

Hi Marte... excellent point. That being said, I receive very few phone calls on my listings... everyone seems to text or email for information. I also never suggest alternative properties to a cold sign call. I need to know a whole lot more about people who call me from a sign. And I've never worried about my seller clients spying on me... they know exactly what I'm doing to sell their homes and our communication lines are open.

WOW! That's crazy. I always have that in the back of my head that the seller was sending a secret shopper even at open houses. Great reminder for us to always be careful. Our responsibility is to sell our listings. Thanks Marte

Whoa spooky. I also fine it's buyers who are working  with another agent to see if the Listing agent can tell them more info.

Dörte Engel - I have no idea, but that pair was really something else. They posted a picture of a mini-fridge in the sun room next to the description of a "gourmet kitchen" and when the sellers complained they said it was "too hard" to change it. They also told the sellers the price, then when they asked why there were no showings said "We might have some if you'd lower the damn price!"

In other words, I really wonder how they got the label "Top Agents."

William Feela - Yes, I would expect that agents like that would not last long, but this pair had been there for a long time. In fact, I think they're still there. Must have something to do with the fact that our area doesn't have any really professional agents any more.

Mike Baltierra - Unfortunately, some agents don't take that responsibility very seriously.

Julie A. Black - THAT situation is really annoying. You can spend a whole lot of time talking to someone and then find out they are committed to another agent. Guess the solution is always to ask that question, but some people do lie.

Robert Hicks That's what I would expect from the majority of agents I meet here in the rain. Agents like the pair I wrote about are not apt to be found here.

If you respond to callers in a professional manner, and remember who you represent, spies are not a concern. However, there are many inquiries these days from non-trustworthy sources, scammers, testers, etc., that you should always be on your toes!
