Month of October 2018 – Unit volume sold of 34 vs 38 one year ago is a 10.5% decrease. Sale prices were stronger than anticipated with the Average up 7.4% and the Median up 5.9%. Entry level sale price was flat and high-end sale price was up 3.1% over prior year. This report typically does not report the “Days On Market (DOM)”. However, this month’s average DOM is 60 compared to just 55 days one year ago. DOM may become a regular part of this report as it is a handy metric on how the market is performing. Looking ahead to November 2018, there are 39 re-sale homes currently contingent or under contract/pending compared to last year’s 30. Sales in November 2018 has a very good chance to meet or exceed last year’s unit volume.
October Year to Date – October is the sixth consecutive month where the unit volume in 2018 failed to reach the unit volume of the same time in prior year. This contrasts with the first four months of 2018 where the unit volume sold each month, exceeded the prior year’s results. Overall volume of 352 sales is 3.3% behind last year’s mark of 364. Average Sale Price is essentially flat with prior year at $302K and Median Sale Price is up 7.2% finishing at $285.2K
