If you have followed the real estate market and lending environment for the last 12 months, than you probably know that mortgage lenders have become quite strict on their mortgage guidelines.

The banks just do not have the money or resources to take any chances on what they deem as a margin loan. 

I have clients that are referred to me that sometimes I just cannot help.  Usually I cannot help them because of credit problems.

Once I work up a complete analysis of their situation, it usually boils down to the fact that they just have not paid their creditors in the past and are not currently paying their creditors on time.

So, here is the best advice I can give anyone who is looking to buy a home in the next 12 months.

 "Start Paying Your Creditors on Time".  If your current creditors are being paid and your credit is still not perfect you will still have a chance on getting that homw loan.  I think fixing your credit starts with that basic principle.
