How can you say NO to this bargain?

Check out this roof. This week I have been meeting with a lot of sellers whose homes were being sold FSBO or listed with anoher agent, some time during the summer, but have not yet sold. Take this Manchester NH area home. The seller listed it with a discount broker to save some money. After a great deal if time, they put it under contract However the home inspection failed. As you can see, the roof is at the end of it's life if not already way beyond.  

 

The buyer asked for a the Home Seller to replace the roof. Now the seller was handling the negotiations, as that is they type of listing they choose, i.e. limited service. 

 

SO the seller in their mind to save money, decided they would like to leave some personal belongings totalling what it would cost to replace the roof. Therefore offsetting the need to give the buyer any money. They had their (2) 2010 55 inch tv sets that were $2000 each when purchased. They have their 1999 Craftsman tractor at $3000 with attachments, trailer etc add $1500. They have 6 stadium style recliners they bought in 2012 that were $750 each. They have a shed full of tools, toys, paints and oil that they must have aid $2500. 

 

In the end they offered up about $15,000  worth of belngings in lieu of them replacing the roof. I do not have to go into detail how the buyer said no. Asked if they looked like suckers and ran never looking back. The seller did not understand that he could not use the amount he paid for these decade old items but todays value, which was near nothing. The home went unsold. The listing has expired.

 

Looking up as I was told this story, I was expecting some remorse from the seller. But there was none. They really did not understand what went wrong. It was easier to start at the beginning how the selling process is suppose to go. What a full service agent actually does and what the benefit would be to the seller. 

 

Mrs. Seller loved everything I said. She is ready to sell and ready to list. Mr. Seller though was still looking for a deal. Would I take some of these items in lieu of getting paid a commission. Sorry but no.

 

In a rare evening, they did not sign the listing agreement. The wife shot looks of death at the husband who wanted to explore other ways to save money on selling their home. The hard truth is the market is changing. Buyers are thinning with interest rates going up. The time to sell is now. Mrs. Sellers said I would hear from her soon. 

 

There is a difference from agent to agent.  That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

That's hard to read - makes me sad that Mr. Seller is trying to save money when you are explaining to him how to make money. I hope he comes around - and for that personal stuff - tell him about Craigslist.

Some times it is best NOT to get the listing.  Sounds like this would have been an uphill battle until Mr Seller decides to get it together and do what's needed.

Sometimes NO is the correct answer especially if the seller is not totally onboard and doesn't recognize your value.

Well said Scott Godzyk as I run into this all the time.     What the seller does not understand is that in the end he will end up losing more money than if he had hired a full service professional realtor such as yourself. Perhaps he is not highly motivated. Regarding his stuff he wanted to thrown into the deal, many of us place a higher value on our items than current market value. Giving up our attachment to our "things" can be challenging. Good luck!
