Here is a summary of the Cardiff real estate market for October 2018 based on information provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed).

 

TOTAL HOMES SOLD

14 (up 180%) Ave. 51 Days on Market, Ave. Sales Price $1,823,464 (up 18%); Ave. sale 94% of asking price

 

Detached Homes Sold

12 (up 300%); Ave. 54 Days on Market, Ave. Sales Price $1,934,666 (up 20%); Ave. sale 93% of asking price

 

Attached Homes (condos, town homes, twin homes) Sold

2 (no change) Ave. 35 Days on Market, Ave. Sales Price $1,156,250 (up 8%). Ave. sale was 96% of asking price

 

The overall volume of sales in Cardiff rose dramatically from last month for detached almost 3 times as many detached homes sold in October as compared to September. 21% of the transactions in October were for cash, compared to none last month. 1 detached home sold for asking and 1 sold for over asking. The days on market increased significantly for detached homes and for attached homes.

 

At the end of October 2018 there were no homes in the Cardiff housing market with a Contingent status (i.e., for the most part these are short sale and REO homes that have accepted offers being reviewed by the lenders).

 

Cardiff by the Sea homes

 

As of the end of October 2018 there were 28 Cardiff homes for sale, down 3% from last month. This represents an inventory of 2 months for attached homes (up from 1.9 months last month), and 2.6 months for detached homes (down from 3.6 months last month) based on the rate of sales over the last 3 months. The Cardiff market remains a strong seller’s market for buyers of attached and detached homes.

 

19 Cardiff listings came on the market in October, compared to 8 last month. 16 homes went pending in October (not counting those that sold) compared to 13 in September.
