Sales activity and prices dropped in the Anthem real estate market during October. The total number of homes sold plumetted 24% from September, and was down 22% versus October 2017. The average sale price in October was down 6% from September but was up 4% over October 2017. The price per square foot increased 4% versus September and was up 9% year over year. The increase in price per square foot coupled with the lower average sale price tells us that smaller homes made up the predominace of the sales during October. The 12 month moving average ($351,290) was up 1% over September, and is up 9% from last year. The days on market dropped as well to 60, down 26% versus September and down 28% from October 2017. The burn rate, (or homes under contract versus homes on the market) remains at 3.09 month’s supply, a pretty balanced market. There are now 163 homes on the market in Anthem, and 78 homes pending/under contract.

Avg. price per sq. ft. (Solds): $156.56 (Up 4% from Sept. '18, Up 9% from Oct. '17)
Avg. Days on Market (Solds): 60 (Down 26% from Sept. '18, Down 28% from Oct. '17)
Highest Sold: $740,000
Lowest Sold: $226,900
