It was another slow week for condos, with no new escrows and one sale. Of course, with Thanksgiving coming up, we don’t expect much activity. Here is your update:

Plantation 711 sold for $425K in 4/13 and is now listed for $635K. Puamana 16B is available for $739K. The last sale was in 6/00 for $200,700.
Alii Kai 10H was listed for $429K then immediately withdrawn. This one owner unit was purchased in 12/86 for $81,600. You’ll also see it under the withdrawn section of this update.
Sales:
Hanalei Bay Villas #14 was listed for $879K and sold for $849K. The sale before this was for $630K in 7/14.
Under Contract:
Hanalei Bay Villas 24 is under contract and should be closing soon. It was listed for $869K.
Withdrawn:
Alii Kai 10H was withdrawn after 1 day on the market.
Price Changes:
Plantation 1511 increased from $599K to $609K. The seller bought this unit for $644K in 4/06. Hanalei Bay Resort T35 is now $619K, down from $699K. Last sale was $125K in 1/84.

Land for 4034 Aloalii sold for $375K in 7/03. The home is available for $1.599M. Land for 3683 Kaweonui was purchased in 4/12 for $260K. The home is priced at $1.250M. Purchased in 6/10 for $2.170M, 5045 Kapiolani Loop is listed for $3.170M.
Contingent:
After 106 market days, 3788 Moae Place went into escrow while priced at $887K. The prior purchase price was $640K in 11/12.
4078 Liholiho, priced at $1.490M, went into escrow in only 7 days. The seller bought this home for $1.275M in 1/18.
Under Contract:
4555 Emmalani Drive moved from in escrow to under contract and should be closing soon. It is listed for $1.479K.
Price Changes:
4114 Nalani Lane was priced at $1.390M before a reduction to $1.350M. It sold for $1.2M in 3/08. As the month winds down, we find ourselves with 41 closed transactions as we try to surpass the 88 sales from last November. Stay tuned to see what happens.
