Sheila, you had a key phrase there. "Listen and act accordingly." Of my current listings, I had one where the sellers listened and actted accordingly. They sold in the first hour it was on the market. I have two others where the sellers did their own thing, listened to friends rather than their Realtor and they are still on the market as active. It makes all the difference.

You're so right - a good agent LISTENS and then only shows buyers homes that suit their needs, Sheila! I love it when they walk in and say, "This is it! How did you know?!" 

Listening is a lost art form - when you do listen, you can move at a much quicker pace. Some people like to talk more than they listen and they wind up showing 100 homes instead!
