Touring open houses can be a test of your endurance - not spending the day touring but, having agents nipping at your heels while you're touring and then being inundated by calls, texts & emails from the hosting agents! Yes, as listing agents, our mission is to sell our listings and this is what we do to 'give it our all' to sell our sellers' homes - host open houses. As a buyer, however, you are going to want someone in YOUR corner, to represent YOUR interests.

Many open house agents are motivated to pick up a few buyers during the opens as well. Buying a home from that agent without having your own representation isn't all it's cracked up to be, nor is it a financially sound move on the part of a buyer.

In fact, we even tell buyers are our open houses that we prefer that they have their own representation. After all, the listing agent has already built a rapport with the seller - some are friends, some are related to the listing agents but, regardless, there is already an established relationship - both psychologically AND legally.

So, we would love to be your 'hosts' and travel to other agents' listings that they are holding open...with you! Since we don't have any open houses scheduled this weekend in our zip code, 28210 in SouthPark, we'd love to go tour some homes with you!

I had that happen recently, Sally K. & David L. Hanson. Buyers decided to venture out one Saturday, stopped in at an open house and signed in. They did tell the agent that they have a buyer agency agreement with me and that agent phoned them no less than a dozen times trying to win their business. I absolutely cannot imagine ever doing that to another agent!

My clients sold their home with me and then they just Closed on their new construction home. They weren't going anywhere but, had to put up with the annoying phone calls almost every other day. The wife said, "Can you say desperate?!" LOL

Selling Homes Changing Lives

Debe Maxwell, CRS - This is sage advice. I have been holding Open Houses both Saturday and Sunday for the past four months now. Each time someone walks in the door, I think to myself, what if this is someone the sellers know and something I said got back to the Sellers that would be perceived differently by 3rd Party? Is it a Tester from Fair Housing? I make certain I introduce myself and let them know I'm representing the Sellers. I choose my words very carefully and ask if they have representation.

I agree, whether it is touring homes or hosting an Open House, it is a test of endurance and self-control about words that shouldn't come out of our mouths.

Like you, I'm keenly aware of how we should present ourselves at open houses and you'd better believe, I never blur those lines either, Patricia Feager, MBA, CRS, GRI! As they say, 'live like big brother is always watching!'

I'm also a big fan of hosting open houses. Many agents disagree but, it's a time investment that is quite often worth it!

Debe Maxwell, CRS - I would prefer someone else in my office hold an Open House for my listings but you can't always get someone else to commit. It isn't something I enjoy and I don't like any type of sales agent pouncing on buyers. I'm doing it now for my Seller's sake and they requested it, so I comply.

Right now, agents in my area are holding more Open Houses. The market is shifting and I feel it strongly.
