Why Are They Selling Their Patio Home?

Heritage at Miami BluffsYou might think buying a Cincinnati patio home is just like buying any other home, but there are some key differences.

The quantity of homes to pick from is much more limited with patio homes.  And the locations are also more limited.  While there are quite a few patio home locations throughout Greater Cincinnati, if you tell me "I want a patio home in Mason for less than $300,000" then we're going to have a VERY short list to choose from.

And it's very common for patio home buyers to ask me "Why are they selling?".  And the main answers are often very different than with regular single family homes.

For instance, a typical Mason homeowner is probably selling for one of the following major reasons:

1.  Job transfer

2.  A need for more (or less) room.  Kids being added, leaving for school, or the Big D and the house has to be sold.

3. Financial reasons.  The mortgage payment has gotten snug, or more likely, they can afford more house and want some more bells and whistles with their home.

Now since patio home owners usually purchase what they mean to be their forever home, there reasons for moving are different.  While not always the case, patio home buyers are usually not bringing their kids along.  They're looking for a bit more room in the living areas and a bit less room dedicated to extra bedrooms they don't use.  And once they find that home, they plan to stay put.

So what does cause a patio home owner to sell?  Time and again I see two main reasons driving a sale:

1.  Health.  Even with the outside yard taken care of, sometimes an owner reaches a point where physically or mentally they just can't be on their own any longer.

2.  The magnetism of grandkids.  When the son or daughter takes a transfer for South Carolina and a visit to see the grandkids becomes quite the trip instead of a 10 minute drive, it's not unusual to see a For Sale sign go up!

There are the occasional other reasons for sale, a new marriage, moving to another home in the same community, etc., but for the most part reasons 1 & 2 above cover the "Why are they selling" question.

Until I started reading your blogs I had never heard of a patio home. (Our little community also has no condominiums or town houses.) I'm gradually understanding what they are. Your post today makes it even clearer.
