We believe the VA loan is often the best mortgage loan for eligible home buyers.   Real estate agents who are not familiar with VA financing may try to steer VA eligible home buyers away from the VA loan because they don't understand the benefits of the VA loan for the home buyer.  You have earned the right to use the VA loan which is the only mortgage loan that offers true NO DOWN PAYMENT financing and permits the seller to pay ALL of your closing costs.  While the loan limit for VA eligible home buyers is $417,000 including the funding fee for ZERO down payment loans, VA financing may actually be used for purchase prices of up to $1,000,000.  Homes priced over $417,000 use a down payment based on the amount over $417,000.  The down payment is based on the amount over $417,000.

BASE REALIGNMENT AND CLOSURE program - BRAC

Lenn:  I KNEW I liked you--I'm from a military family and the fact that you support these folks and give them a REALTOR with REALITY speaks volumes about your character.  I have no idea why on earth agents are resistant to VA loans--maybe they're a little more stringent with the inspections?  Well, isn't that what we should be doing for ALL of our clients?!  Keep supporting these families that do so much for us and GO VA!  BTW--I love your map!

Debe.  Military home buyers are my absolute passion.  We haven't sold to many in the past few years because sellers wouldn't take their contracts.  For the past two years, I've been advising them to rent becasue I knew that if they were reassigned in 2-3 years, they would be upside down. 

However, our market is O.K. now to buy if they are careful and I've trained our agents to find money and go for the jugular for our military buyers. 

We write all contracts no money down and all closing paid.  We're getting it too.  As far as the appraisals go, I have an appraisal addendum ready if it comes in low.  I pay the lender fee so that isn't a barrier.  I'm not concerned about the condition because we don't sell junk.  Many of them qualify for the $10,000 grant I have too. 

I'll take all the military buyers we can get these days.

We haven't had many military people here except when they get out and want to use their VA benefits. I agree if you don't do many it sometimes can be confusing. I have a good lender that guides me through the issues.
