Thinking of moving to Clintonville?  Call me 324-4357Here is the 911 on what has been happening in Clintonville so far this year. . . .

We're talking Central Clintonville from Morse Rd to Weber-- Jan 1 - February 28

  • 32 Sold Properties
  • Avg. Sales Price/Sq Foot = $136.28
  • Avg. Sq ft = 1,633
  • Average List Price=$231,131 and Average Sold Price = $222,543 (96.3%)
  • Longest market time was 115 Royal Forest (old Beechwold) at 325 days ($459,000)
  • Shortest market time was 217 Irving Way (Northmoor) at 2 days $369,900

Compared with 101 Active Listings with an average of

  • $155/sq ft
  • $263,148 list price and
  • 91 days on the market

I was very surprised to see that nothing much came on the market today and yesterday in Clintonville.  I expected at least a few new homes but it's early yet.  The market is kind of stale at this minute.

I took some potential Clintonville Buyers through Central Eastmoor the other day and they found that they could buy about 15% more house for about 25% less $/sq ft in an area that was actually a better location for them work-wise.  Still, what they saw needed too much work or didn't quite jive with their needs/likes.

Eastmoor is a great option for Clintonville minded buyers and so is Berwick - both great locations for those working downtown, east or even South.
