Spring is a good time in New Jersey for homeowners to prepare to sell their homes, because many families hope to buy and move in near the end of the school year when children have their summer vacation.  Fortunately, spring is also an optimum time for both buyers and sellers to accurately critique the landscaping of a property.  Landscaping and curb appeal are what most buyers notice first, and some studies show that high-quality landscaping can increase the value of a home anywhere from 5% to 11%! 

The American Society of Home Inspectors advises both buyers and sellers to carefully consider how well the landscaping is working for both the yard and the home.  Ensure that the plants are healthy, large trees are not in hazardous positions, gardens and lawns are not sloping toward the house, and foliage and earth are not too close to the home; having a garden too close to your home without any barrier can encourage ant and termite colonies to develop, so be sure there is concrete or another sturdy material between mulch or earth and the actual structure.

Trees are a beautiful feature, but both buyers and sellers need to keep an eye out for potential problems.  Lifting or cracking sidewalks or driveways can indicate a tree root problem, and sunken areas in the yard may indicate a leaking sewer line resulting from a root interference problem.  Make sure tree limbs don't touch the roof, interfere with power lines, or hang over chimneys.  Not only can  branches could block the draft and cause higher carbon monoxide levels in the home, but occasionally an animal may climb down the chimney as well.  

Sellers, keep in mind that curved lines and sophisticated designs attract buyers more than rectangular flowerbeds and generic lawns.  Size, color, and diversity of plants can also make a significant impact on the visual appeal of a landscape, and colorful annuals are cost-effective and improve the energy and look of a home and yard. 

Thoughtfully created and maintained landscaping benefits both seller and buyer, and the outside of a home is often a good indicator of the inside.  Keep your eyes open and enjoy the spring landscape!
