I have been with Homegain.com since their inception.  They are the most integritous company I have ever met.  I get an unbelievable amout of business from them that converts to listings (that's really all I am interested in).

Homegain.com started me out at 35% referral fee.  Over the years, I accidentally realized they kept lowering the referral fee, the more business I was doing through them.

Homegain.com is an amazing lead generation process whereby the buyers or sellers post their needs and all the agents that are using the service, respond with a proposal. 

The seller (in my case) will contact all those Realtors that had interesting proposals and we all are invited out for an in person meeting and presentation.

When the deal is done, you then owe them a referral fee for your side of the deal.

Homegain.com is integritous and offers return on your time, effort and money.  I wholly recommend them!

Rob, my guess is that your proposal needs to be fine tuned.  I kept tweaking mine until I started getting responses from the right kind of seller (I look for highly educated folks). 

Now, I get tremendous responses.  Homegain allows you to look at some successful templates to get ideas...

I base my residential work on referrals and Homegain...

 

Larry:  I think they may charge a small monthly fee and then the referral fee...not too sure.  I started at the very beginning with them when they were not charging a monthly fee.

The Agent Evaluator service costs $29.95 a month for leads in 8 zip codes.

The referral fee is 27% for new agents. Over time if you close some deals the referral fee can drop to 25% and 22%

I use Homegains BuyerLink program and have tremendous success with it.  In fact, right now they get my entire Internet budget and produces upwards to 1400 leads per month.  It sure keeps my 23 Agents busy these days.  Our office is showing over 120 different customers monthly. I totally recommend this program and have helped and am willing to help anyone that would like to know how to convert these leads to sales. 

I am getting ready to test the Agent Evaluator program and the Source4Sellers program.  I'm optimistic that these leads will be good quality leads as I have had nothing but quality support and advice from Homegain.

I have been using Agent Evaluator for 7 years.  I have been through every one of the lead generation programs because I am teaching marketing and want to know everything that is out there.

I prefer to just list and refer buyers to my team.  Homegain.com is the only service that has not let me down and accounts for a fair percentage of my listings.

I agree with you Dave, I've tired almost every lead generation company out there and NONE of them worked for me. I've heard success stories from some agents and I've heard Horror stories from others.  I have recently signed up for "First Century Mortgage" they are a mortgage company that sells their leads.  Their leads they qualifiy for a loan with their company are the once they network out.  This has been the best concept that I have ran across. With this company I paid fees upfront and at closing, however I actually gotten a nice amount of leads that were beneficialto me.  The perk that intrigued me the most was that you have your own specific agent that you work hand in hand with that makes sure you understand the program and that you are getting what you paid for.

There is big business out there marketing products and easy way out systems to Realtors.  There are 2 issues that come to my mind:  1) is the company integritous and 2) am I going to work it or hope it is going to fall at my feet.

No matter what system or service you buy into, if you don't work it, it will fail.  Get back to basics...make your phone calls, knock on doors and have a plan for each day to succeed.

Wow a monthly fee and a referral fee -- How hot are the leads ?-- do they need to buy by tomorrow? I paid a monthly fee to a similar service ( Cardeness Solutions) but just changed to a referral fee.  ( not both)  It is a good database builder but it is definitely farming not hunting.  I have tried a couple services but they all seem the same -- long term drip campaign--and alot of time wasted validating they are real.

 I have had better leads writing my own ad on craigs list (free) or using Google Ad Words(cheap).

Tiara, So you paying a monthly fee to First Century Mortgage plus a referral fee if you close?  How do you pay the monthly fee?  I will never give anyone access to my bank account and that's what they want.  How long have you paid the monthly fee and how many closings did you have?

Hey Linda,

I've only been with them for the past 4 months, and I have four that just closed and I actually just put in a offer today.  Yeah I was skeptical about giving them access to my bank account as well but they made me realize that I give it out to companies to pay my bills everyday. I have Automatic bill pay for everything right now so its the same thing. I found this company very beneficial.  I have dealt with many different companies and this is the only one that worked for me and my team.

Which Real Estate firm do you work for? I haven't heard good things about 1st Century Mortgage.  If you Google them you will find mostly complaints.  I noticed you weren't a member of the National REALTORS Association when I looked you up.

It is a Free Service.  EvoMLS allows you to text your property MLS information to prospecting buyers.  When a home buyer text on your home you will receive the cell number, time, property, and in some cases name.

EvoMLS provides their service to Real Estate Agents Free.  They even give you the rider signs for free.  I typically get 3-5 good leads a month per property.   

Try it- you will be impressed.

I prefer not to work buyers.  Unless something really special comes up, I strictly submit my proposals to Homegain sellers.  My batting average is quite good and I am happy to share a copy of my proposals with anyone who is interested.

I do not limit myself to my local zip code...I have no problem representing sellers out of my comfort zone.  It is the agent who works with the buyer who has to really know the areas...pricing and comps are all out there on the local MLS...it's a no brainer.

Because I coach Realtors nationwide, I have to know how the different programs operate and who is true to their word.  In my opinion, no one outshines Homegain.

Tiara Locke is not an agent! Funny how she disappeared?

First Century Mortgage is a scam and they pay agents and lenders to vouch

for them. Some of the leads I got were for other Realtors!!

The leads are denied loans with them and then sold, good

luck closing with them.
