I'm Sorry...Do You Know WHERE Your Home IS?

Because Your AGENT certainly Does NOT!!!

 

I work pretty damn hard to get my business. I'm at networking events. I work on my website, MyMidtownMojo.com. I call my past clients. I call old rental leads. I stand on the street corner in tight shorts. Ok, maybe not the last one. 

But, I do get pretty dumbfounded when I am on the Mulitple Listing Service (MLS) looking up information, and I just find things that are so, so, so, so wrong. I've not written as many posts about this as I should...and I guess I'll up my game. Maybe it's my calling (and a way to future business) to point out how badly YOUR Home is being presented. 

Present Case

Below is a picture of our MLS map. The numbers in purple represent "areas" as defined my FMLS (First Multiple Listing Service) here in Atlanta. The green star represents where a subject house is listed based on the Area Number. The Black Star is where the subject house is actually located. I mean come on.....

The map below shows the driving distance and time from the same locations. 

I'm just amazed. The house is a prime renovation property! But the area she is listed in (green star) is Midtown Atlanta and a hot spot to live. You'd never find said home for $125,000 in Midtown. But what a dis-service to the seller. 

But wait. Further research shows us...it's an OWNER/AGENT! Well, still, how do you think you are going to sell that house when you have it listed in the complete wrong area. 

But to you the real estate consumer/potential seller....how do YOU know if your home is actually listed in the right area? Did you not hire that agent as a "professsional" to market your home? (In this case, it's an agent marketing their own investment property) but the question is still there. I see this on so may occasions. 

How Does it Affect the Seller?

If I know a Buyer wanted to live in the Black Star (Area 31) I'd be searching the MLS in that area, and then with the criteria of the home they are looking for....bedrooms/baths/features/price. The listing in question, is in this area, but I'd not find it, since it's in Area 23. Well, LISTED in Area 23, it's just NOT IN AERA 23!!!

Part of our Marketing Process when we work with Sellers, is to make a follow up appointment once our Marketing is in place, and SHOW them, where they are in the MLS. SHOW them where they fall in a certain price range search. SHOW them how they show up on other websites. 

I'm Sorry...Do You Know WHERE Your Home Is...Because WE certainly do...and it will probably help sell it just a little bit better.

Hello Thom - MLS " mistaken identity " or/and worse is one of those "head-smacking" moments that happen in real estate. Not fun. Not fair.

Hi Thom

Great post! It's pretty surprising when you see some of the errors that agents have - wrong addresses, wrong prices ($5,500,500 instead of $550,000), wrong zip code, and the list goes on. Do agents not verify or have their seller double-check?

We sometimes look at the directions to a home...happened yesterday with streets that are certainly not "landmarks" to people who know the area...and makes the house harder to find...good thing GPS and Onstar are on the job !

We have a combination of several MLSs under one system and you should see some of the entries buy out of the area agents. Not only is no one ever going to find the property but listing a $100K condo in the Bevery Hills area is going to do wonders for the statistics.
