Agents' Greed, Jealousy & A Self-Serving Attitude Lead To Trouble
There is a right way to work in real estate and a wrong way. I hope you are in the right:
Greed, Jealousy and a Self-Serving Attitude are the demons that surface at Open House events when the listing agent’s goal is to sell the listing him/herself.
Those who list property will often provide at least one open house event, and this is shared with the seller in a marketing plan. One of the most common situations that surface during an Open House event occurs when a visitor decides to buy the home and wandered in without his/her buyer’s agent. They have a buyer’s agent. They want to use a buyer’s agent but did not include that agent in the spontaneous showing. Did the Open House Host ask if they had a buyer’s agent? That Host Must Ask.
There’s no reason for that agent and/or buyer to be punished. The role of the listing agent is to sell the home. It’s not hold court and decide the direction of the commission. If there’s an issue, it should be handled after the closing through the proper channels.
The job description for all listing agents is to represent the sellers properly and guide them to the closing table with as smooth a transaction as possible.
The problem with most agents is they fight over money they haven’t earned yet. Problems arise prior to the initial offer to purchase being negotiated and executed, and the problem is often created by the agents not the buyer and seller.
Earn the money before you fight over it. It’s not yours until after the property closes and the deed is recorded.
Buyers and Sellers both need proper representation, and the direction of the commission is not decided by the agents. Do your job; close the transaction; and then, if it’s necessary, Listing Agent, waste your time fighting over money you probably will not collect.
