The sellers of this property in Washougal would be the first to admit - this was an extremely challenging sale. When they ran out of funds - and incentive - their huge dream home was left unfinished. Even the Carriage House apartment over the garage was in need of some finishing touches. Therefore, financing options were limited.
We had to get very creative with our marketin, focusing on the potential, as well as, solution-oriented thinking in terms of overcoming objections. Transparency is critical in all real estate transactions, but particularly in a situation where there isn't always the data to rely on for facts. To say we did our homework is an understatement.
Fortunately, the buyer recognized the potential. She was able to envision the original plans for the property and has the wherewithal to take on the unfinished project. Admittedly, it took a longer than normal due diligence period, various inspections, and negotiations to make this one work. The bottom line, we got it done.
Yesterday, it finally closed. The sellers were so relieved, and call it the best Christmas present ever. We are delighted for them - and the new buyer.
