The Los Feliz Single Family Market Trends Analysis:  by Endre Barath, Jr...

The best way to look at Market Trends is by viewing the number of homes that are in Active status not just in Los Feliz, but anywhere in the greater Los Angeles area. These can be an indicators on how the market  activity is. By simply looking at the number of properties that are in Active under Contract but still accepting Back Up Offers will indicate the pace of future sales. Of course you need to add into the mix the properties that are already Pending. This is a good indication that the buyers have removed their contingencies and are waiting for Loans to fund  and/or  the date to close the transaction.

In case you are wondering the highest Listed Single Family Residence is the Frank Loyd Wright designed Ennis House. I have written about this great home before, now you can purchase it, since it is for sale still.

DOM and Average % of List Price received on Solds Statistics: This is one of my favorite part of the Market Trends. If you look at the idea of taking a listing at the accurate market value you can just about guarantee that the property will sell in the first sixty days at or above asking. On the other hand if you decide to over price the home it will linger on and sell for less. Here are some examples of the actual Los Feliz Results since September 1st, 2018.
