Should the Buyer Agent speak direct to a Home Seller?

Who should talk to who? Who should not talk to who? SO many questions and so many answers. I met with the home owner who was selling his Manchester NH area home on his own as a FSBO. He has been trying since summer. He insists on being there for every showing. He faithfully follows every buyer around he said. He tells them all about the home, what he likes, what he does not like. He corrects buyers and their agents when they are wrong. 

 

How could his home have not sold? It was easy for me to see. Afterall every great listing agent will tell you the seller should not be home for any showings. That sellers and buyer agents should not meet. That a buyer should be allowed to look without being followed. To be available to answer questions, but not interupt. AND that a buyer does not want to hear about what you like or do not like. The buyer needs to fall in love with the home on their own. They need to see with their own eyes what they like.

 

I walked through the home with the seler taking notes. I had lots of questions and he interupted me often mid sentsence. I could see the problem buyers and their agents were having. We sat and went over price, value and  what I could do for him. He said he loved showing his own home, and when he lists, will take time off to keep showing his home. I told him softly that sellers should not be home. I also let im know why.

 

For him not being there was a deal killer. For me him bing there is a deal killer. He said he was meeting with other agents and he would see what they would say. Trying to sway me, while I swayed him. DO I list the home and let things go on as they have been. That will no doubt hinder any chance for a sale. I do not just list homes, I SELL THEM.... and when there is a reason keeping the home from selling, I need to solve that problem so it does sell.

 

Fast forward 4 days, he met with  other agents. He called me to say they would take his listing on his terms. When he was telling his father, that is when he realized he may be the problem and that those agents would do and say anything to list the home. His father told him I had told him the hard truth and that it must not have been easy. So the seller decided to sell his home on his own one more month as he has sharpened his selling skills. I have a feeling I will talk to him in a month when it is not sold. 

 

 

The moral of the story is that a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. Having an agent that works for you is a must. 

 

My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

Scott- you are right. No reason to take a listing only to sit on it and have the owner adversely affect the sale.

I once was showing a condo to a buyer, who wanted to gut it down to studs and completely redo, and the owner, an older gentleman, was following us every step of the way insisting on showing a shelf here, and another small thing there, not understanding that the Buyer could not care less about it. He, basically, chased the buyer out.

I always ask myself if i can sell it, at what price, how long and how much the seller will make it easier or harder to sell Kristin Johnston - REALTOR® . If he was ready to do it the right, I would try it. But a short leash

No! Buyer's Agent should not speak to the Home Seller and every seller should be told this by their agent. Sellers are determined to sell. But an Agent should know better.

I've never been a big fan of sellers being home during showings.  It crimps the buyers from freely talking with me, and if the seller is intrusive it just makes for a bad experience.

I know sometimes it's not possible for the seller to be gone (e.g. an elderly seller the other day with a fractured back), but in her case she stayed in the study and other than a couple of social niceties left us on our own.  Bill
