The Seller does not understand WHY the home has not sold?

When a property is not selling, there is always a reason why. That hardest part of solving it, is not always coming up with solutions, but getting the home seller to accept them. Take this Manchester NH area condominium. It is the highest priced unit in the whole complex. None have sold this high. The instant answer would be, it is priced to high.  

 

Some times a seller really believes in their price. Before listing it, several other agents agreed to list at that price, which emboldens the thought it is priced right in the sellers eyes. My thought is we can certainly try a home at a higher price, but after 2 weeks if we do not have an offer, the price needs to come down to where it should be. My other thought is to be the highest priced home in any neighborhood, it has to be perfect, need no work and be newly remodeled. Although many new renovations, there is still some work to do....

 

Needless to say with a small rise in interest rates and it being winter here in NH, buyers have slowed from what it was last summer. No longer do homes sell in hours never mind days. There are however buyers out there. Those buying now act quicker and are ready to go. But... they are staying away from over priced homes.

 

The moral of the story is that a a home Seller needs to work with their agent.  Price DOES matter and can hinder the sale of any home. To get a higher value the home can need zero work.

 

A buyer or seller should not choose just any agent, choose the BEST agent for the job. Having an agent that works for you is a must.

We never go with "try this" method....no Seller ever wants to "try less"regardless of what they agreed to...have in writing, etc.

The price and condition have to be balanced. Usually when a property doesn't sell on pace with the market it is out of balance - the price is too high for the condition... so either elevate the condition or lower the price. Setting your client's expectations is the key to getting to the closing table.

Most of the time it's the price Scott. Sellers should keep this in mind if they don't receive offers after a while on the market.

Hi Scott,
Oftentimes sellers DO know why the home isn't selling.  They just don't want to admit it.  Sometimes you need to try to get the sellers to put themselves in a buyers position.  If they are out looking for a home (or condo or whatever) would they pay more than the market indicates they should?  Of course not!

Good morning, Scott Godzyk the price is the main factor.... everything is reflected in the price.... location, condition, obsolescence, etc.... and that's the one factor that is so difficult to get across to some sellers....

Hi Scott- when a home isn't selling, it's the price as it is related to the condition, location and current market. Best thing they can do is hire and listen to a competent agent.

We have several new and older homes in my subdivision.  All of them are overpriced. Once we find a home, I can assure you, ours will be priced at a bargain over all the others.
