What if a Home Seller does NOT want to pay a Buyer agents fee?

Let me set the scene. A home seller stated that, they no way will the pay a buyer agents fee. Furthermore they directed that the Listing Agent should offer 0 under buyer agent, transactional broker, facilitator or any co broke type fee. That they will only pay the listing agent a reduced fee on this Manchester NH area home based on listing duties.

 

There are some facts they are missing. Most buyers have already hired a buyer agent before they start their search. By eliminating working with buyer agents, they have cut their potential buyers by perhaps over 1/2 to up to 2/3 some say.

 

That if a buyer does not have a buyer agent, it is the listing agent, who although does not represent that buyer, has the additional work of what a buyer agent would do to facilitate the closing from the sellers and buyers sides. 

 

We are seeing a trend for sellers wanting to save money anyway they can. We are also seeing a trend of a large increase of homes not selling. 

 

The largest fact regarding buyer agent fees is that they are built into the price of the home. The hardest stat that is over looked is when sellers are using comparable of what else has sold, ALL those sales had a buyer agent fee built in. The OTHER FACT is that reduced fee, MLS fee only and discount listings have the seller paying the listing agent not the buyer agent. HOWEVER, the buyer agent fee is added in when the offer is written and in the end paid by the seller if they want to sell. 

 

That is WHY it is better to build it in when listing. Account for it, know it and the reward can be a quicker sale at the best possible price. Yes the seller pays for it BUT with the buyers money. Work together not against.....

 

The moral of the story is that discount listings can mean discount sales. That getting a higher price beats any discount which can be more money for the seller in the end. 

 

A buyer or seller should not choose just any agent, choose the BEST agent for the job. Having an agent that works for you is a must.

Personally, I always offer a break to a seller if I am representing the buyer. But I don't do that very often as I don't believe dual agency is good for anyone.

Dual agency is not Nina Hollander as you can not get the highest price for the seller and the lowest price for the buyer at the same time. This seller does not want buyer agents in the equation. It is hampering the sale of the home.

I once wa interviewed by a "seller" who picked my brain for well over an hour.  Then when he felt he had all the answers he wanted, he revealed that he was actually planning on going FSBO, and didn't thing agents earned their keep.  I ended the "interview" and left.  Sure enough up went his FSBO sign.  After a time, he sold the home to an "unrepresented" buyer, who soon after sued him for failure to disclose major defects in the home.  I was really glad to have not been part of all that.

Sellers looking to reduce commission fees end up paying for it one way or the other.  For discount listing firms, they have to sell the home fast in order to recoup any chance of making any profit.  So a seller might have saved a couple of thousand dollars in commission but gave up a lot more in a below-market sales price.

Dual agency in my area is alive and well.  Our MLS rules state, an agent listing a home must provide a commission to the buyers agent.

ACK. 1, you can't use MLS without cooperation being offered. I don't know about your area but in ours you have to at least offer a dollar. 2, short sighted seller. 3, buyers agent can be paid by the buyer but the buyer is going to reduce the offer by that amount, so why are we playing a shell game? I think we are on the same page.
