When I started in this industry in 2004, new construction was EVERYWHERE in Door County. The early and mid-2000s brought about new construction at new developments like Crows Nest, Fox Hollow, Mariners Pointe, Yacht Harbor Shores, Liberty Park, Pheasant Park Village Homes and Condominiums, Grand View Condominium, Cottage Glen at Ellison Bay, Tacoma Estates, The Pines at Horseshoe Bay, The Shoreline Village, The Bluffs and more. Three new buildings were added at the established Yacht Club at Sister Bay. New construction starts for single family homes were very active, also.
However, by 2009, with the recession, some of these condominiums stalled and builders stopped building. For a brief time (well, from about 2010 to 2014 (which really wasn't that brief)) a person searching for Door County real estate could find really exceptional deals on condominiums from developers that needed to sell. As Door County is a second home market, many people suddenly found themselves unable to afford the second home that they had built a few years prior. Our market was saturated with homes and condominiums for sale.
Incredibly, over the past three years, that trend has reversed--houses started to sell quickly, condominium units sold and builders started building again. Suddenly we found ourselves short on inventory for established homes, let alone new construction. The pendulum swung from one end to the other in a few short years.
