Not all of anything are "created equally."  And....so it goes with Home Warranties.  There are agents who will tell you "they don't cover anything."  These are the agents, to our mind who have not researched Home Warrantythe policies that are available to them in their markets. Different companies have different conditions and benefits.

   This year, as we do every year...we reviewed the policies available...coverage, prices, etc. change from year to year.  We always have a home warranty on our own house.  

   The "fairy tale" about home warranties is that they can only be purchased when you are buying or selling a house.  Soooo not true !  What IS true is that if....your refrigerator died, the furnace went out and the water is leaving puddles...those are "known defects" and will not be a.  If there are problems immediately after purchasing a new...the warranty company may ask for a copy of the inspection report.     There may be  some items pro-rated.  Some policies may have the   of greater efficiency or that is "greener" or has more features. There may be Home warrantyoptional items that you would like covered that are not included in the coverage offered by the policy that may be offered by the Seller(s). The hot tub...extra refrigerator...pool etc. may be "add ons" not covered.

     This past year we have had clients with thousands of dollars in home repairs covered. Furnace replacement, serious plumbing issues corrected, garage door openers, water heaters, refrigerator, oven....and the list goes on and on.

      A home warranty premium is a small price to pay for a new .....name that appliance...or major repair.  If you are an agent...study the policies available...IF you are a Buyer or Seller...ask your agent to do her/his homework on the available plans...it is their job.

When I write a buyer contract, I always include a request that the seller provide a one year warranty at their expense and I always insist my sellers offer one up=front when we list.

They can't be all bad Scott Godzyk ...take the time to review the policies in your area...we have saved ourselves and our clients 10's of thousands of dollars...one who has renewed her policy for over 10 years.

Home warranties do have a lot of fine print to read.  Our issue in my market is getting the home warranty company’s vendors to our area.

A couple of years ago I sold a property to a client.  As usual I urged him to buy a home warranty, he did not.  After a month or two he called saying he had to buy a new air conditioner unit and was out around 7 grand.  He learned his lesson.
