To qualifiy for the program, the seller has a full home inspection and pest inspection done on their home. All deficiencies are addressed and handled prior to putting the home on the market. An appraisal is done so sellers and buyers and their agents don't have to worry about the home not appraising and the deal falling apart. Lastly an 18 month or longer Home Warranty is included in the sale.
The purpose of this program is to give buyers and their agents peace of mind by addressing all the unknowns up front. The bennefit to both the buyer and seller is a faster smoother transaction. Stictly for the buyer, this program saves the buyer the out of pocket costs of a home inspection, all the repairs are already done and they don't have to worry about over paying. It's doubtful their lender will allow them to use the appraisal that the seller has in hand but some lender somewhere may. And of course the home warranty protects them for 18 months after closing. For the seller, there should be no surprises in the middle of the transaction. And the seller will be in position to ask for the higher end of market value range for their home as they have addressed all the problems up front and buyers typically (not always, but typically) are willing to pay for peace of mind just like they pay a little more for a certified pre-owned car.
