I love it Tom!  I agree that buyers or sellers need to align themselves with a trusted and respected professional who has their best interests at heart.  Find the ONE that will look out for them and give them honest answers to their questions!

Hi Tom, I get the idea. And I love the cob web picture, it is sort of true. I have a retorical question for you. I have noticed in my market area a very large number of listings that go unsold, not marketed well, not staged well, not priced correctly  and a variety of other observations, none of which are all that great. Then you see that someone has the best marketing plan for gettings things right the first time and gets genuine results over and over. Now, wouldn't you think that this would be important to most of these people that get it wrong? Judging by my empirical ( self acknowledged) evidence, that does not seem to be the case and does not sway so many consumers very much as they do the same things over and over and hire the same ilk of people over and over and fail to understand things very well, over and over.

That got me to thinking seriously about this and I wondered if the outstanding results ( that I get) actually require that so many others are poorly advised and I should be careful of what I wish for.

You are so correct; why is it someone will want to save a couple dollars and not accomplish their goals? Why is it that people will listen to what they want to hear, rather than what they need to hear?

Why is it that there are sincere people that really want people to get it right, and why is it that there are those that will spend more time, effort, and run in circles, only to complete their self defeating prophecies? Rather than look at their sellers and say "I would rather let you down now than later, This is my gameplan and let's roll up oursleeves and get this sold.

William, you fiqure out why that age old system never lets cream rise to the top, and let me know. I have been trying to fiqure it out for years.

You have the right idea my friend.
