      The Stuart Florida Residential Market for ZIP Code 34997 had an increase in closed sales for December but also an unexpectedly large decrease in pending sales which may affect closed sales in the near future.
 
     The absorption rate dipped to 4.9 months (was 5.3 months for November).  Still in a seller’s market for the 34997 zip code area of Stuart for December 2018.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7-month absorption rate.
 
     The 2017 numbers for December, were: 275 active listings, 121 pending listings, and 81 closed sales.  Even with a greater number of available homes for sale, activity was greater last year.
