If You Can't Accept a Reasonable Counter...Don't Write...

There will always be Buyers regardless of their age and experience...that "know better" than any Realtor.  They heard one that time that..their cousin, neighbor, uncle, friend wrote an offer  X% UNDER the asking low offerprice and  BOOM....they got an accepted offer.  Is that the "Norm" ? Not in our experience...it is the exception.

   Is a price reduction aa sign that the Sellers will accept an offer lower still rapidly after the price reduction?  Not in our experience. A price reduction...a real price reduction...not just a thousand or two,..is designed to attract new buyers...not to encourage further reductions. 

   If the highest number you are qualified for is substantially under what you want to write...you may well be looking at a house that is beyond your financial reach.  Once you have seen a house that has everything Pre approvalyou want,..the location, the room sizes, the upgrades...and believed on some level that the Sellers would lower their price to your pre approved level...wellll....  You will likely be continually disappointed with the house you CAN afford.

   If upgrades are the most important...choose a community that may offer housing and/or tax rates that are lower.  Choose a house in your "first  choice" community that you can update and"make your own." Sellers want the most profit they can realize from their real estate investments...your housing budget is not their concern.

I had (had mind you), a client that consistently made offers that were unacceptable to anyone.  After the third time around, I fired him and moved on.

Can't argue with your premise, Sally and David. But as you know, if we have a client who says write an offer, regardless of how silly it might be, we need to follow those instructions so long as they are legal instructions. I've learned that in these situations the best teacher is the number of homes these buyers lose out on before they get real.

We know our responsibiliities Nina Hollander ..we don't write multiple times or 

even suggest it is a good  idea to see properties the Buyer can't afford...they just are not a match for our practice.

Sally and David, I'll be reblogging your post this week. I've had a couple "clients" over the years who insisted upon seeing homes for far more than they qualified for and after talking with them and seeing they weren't interested in what I had to say it was time to move on. It might work in some markets but, it's not a tactic I've ever seen work here.

If we don't show property that are beyond our buyers' financial reach, we don't have to worry about the negotiaions - AMEN & AMEN, Sally!

I hate it when we're representing a seller and the buyer 'can't' negotiate - makes you wonder why the agent wasted everyone's time showing properties that the buyer can't afford.
