There will always be Buyers regardless of their age and experience...that "know better" than any Realtor. They heard one that time that..their cousin, neighbor, uncle, friend wrote an offer X% UNDER the asking price and BOOM....they got an accepted offer. Is that the "Norm" ? Not in our experience...it is the exception.
Is a price reduction aa sign that the Sellers will accept an offer lower still rapidly after the price reduction? Not in our experience. A price reduction...a real price reduction...not just a thousand or two,..is designed to attract new buyers...not to encourage further reductions.
If the highest number you are qualified for is substantially under what you want to write...you may well be looking at a house that is beyond your financial reach. Once you have seen a house that has everything you want,..the location, the room sizes, the upgrades...and believed on some level that the Sellers would lower their price to your pre approved level...wellll.... You will likely be continually disappointed with the house you CAN afford.
If upgrades are the most important...choose a community that may offer housing and/or tax rates that are lower. Choose a house in your "first choice" community that you can update and"make your own." Sellers want the most profit they can realize from their real estate investments...your housing budget is not their concern.
