Where is the bottom???

Some say it won't be until after the election, some say it's here and things are better (Yahoo recent article), some say it's in a few months.

So, how do you talk to your current buyer's who keep saying...I'm waiting a little longer...I'm still waiting...some have been waiting for the last 8 months.

How do you convert these people to put an offer in writing? What's the difference if they offer 10 - 15 - 20 % less now, than later?

The mortgage rates are low, deal's are good. Mortgage companies are changing their strategies...(They need buyer's too!)

What are you telling your buyers?

What should the buyers know?

Do you have a game plan for the next few month's?

I think the bottom is here and now, but I think in other markets will be later this year.  2009 will be a decent year, 2010 will be awesome

You guess is as good as anyones. In Seattle August has been the best month for buyers for the last 20 years, so this year with more inventory on the market than ever is going to be the hands down best time to buy. That's just my opinion.

I think the summer is the time for people who want to move that have children.  I also feel that they need to be settled in their new homes before school starts.

That being said, I hope people don't wait to long to buy and that they realize the rates are great and now is really the time to take advantage of the current market...

Procrastination leads to disappointment...sometimes...

Karen- I am thinking another serious dip end of year-ish and then the long slow climb back..I have buyers who are doing the very thing you are talking about. Waiting for the bottom, fence sitting etc. I have done what I can, pointing out that interest rates will climb and saving 10,000 on price later will be nullified by the interest over 30 yrs..all to no avail. then you let them go and tell them to call when they are ready. No sense throwing your $$ and gas and time after them right?!

It's micro-geographical. How's that for a made-up-explanation? I keep track of my favorite areas. I follow the days on market & sales prices. Some of the areas are still dropping... others are so-so and two of the areas I track have not only recovered but are on the quick move upward. So... what do I tell the clients? I let them know the recovery has already occured in some areas while others are still a bargain. I'm pretty enthusiastic about this market right now. For those who wait much longer they may have discovered that the bargain window has begun to close.

Micro-geographical...if this wasn't a real estate blog, I would be LMAO at that description...Still chuckling.

I am also telling my customer's (I'm a transaction broker so I have customer's and no fiduciary responsibility), the same as you...get it while you can...as some agent's are putting the prices back up in our MLS...

That being said, not on the individual's in short-sale, pre-foreclosure or foreclosure status, however they are on the one's who can wait.

I'm thinking the same as you...thanks for your comments.
