Did you know you are graded on everything you do with an AM? You are graded on the quality of your BPO, the time it took you to turn it in, the pictures (following specific instruction) and if it is complete.

Your REO listing is graded on all of your tasks and by each AM you come in contact with. So basically you are under a microscope the minute your profile is even viewed. Crazy huh?? I am always wondering what my grade is and I try to beat around the bush to find out what it is and they NEVER tell me. I am still getting assignments so I guess I am doing something right. Another blogger posted that AM's are looking for a 95% grade or higher to continue sending you REO listings. I thought....Wow an A!! I was always a B student so an A feels pretty good. I guess I should have applied myself a little more. then I think...naaaahhhh I would probably still be where I am now in RE doing BPO's and getting REO listings. I think those A's would have been nice but THESE A's really mean something!!

Point of my blog is don't be a B student. BPO mills probably don't grade but the companies that solicit for REO's should have top priority and you should put in that extra effort. Cause if you don't.....I WILL!!

Debi~There are hundreds of websites and it is time consuming but necessary. So get to typing!! I say 2 companies a day. You might want to take a class from kim class or NABPOP and they will give you a list also.

I've been an avid reader of active rain for some time and finally signed up!  I got a pretty good BPO book from a website the other day that talked a lot about agent ratings and what to do to get the best ratings.  The info seems good and it has a long list.  The website also sells a book about field inspections which I also got.  I've signed up with 3 or 4 of the field inspection companies and have gotten a lot of orders.  The website is www.stepbystepbpo.com

Since ive done about 50 bpos im going to put my 2 cents worth in.

First- never take a bpo before asking about their pay arrangement. They have no problem

waitng 2 months before sending payment and if you have just 1 error on your profile they will not process the ck.

And they won't even tell you about it.

Always ask if they do reo's as well, tell them you'll need to be "considered" there as well.

And finally... spend that dollar for the lotto ticket, win the big one, get out of this hore biz and don't forget your newest friend Kenny from Alabama!

You BETTER BELIEVE you're getting graded!!

The company I work for don't necessarily give you a "grade" like some others do.

They deal strickly on the strength of your ability to do a good quality job.

Follow specific instructions & meet their deadlines.  They shout over cubicles "anybody worked with Agent Jane Doe?" 

Agents will not get used if another AM has had a bad experience. You might get that one & they wade through it with you just to close, but afterwards, you'll wonder why you don't get any more listings because you've unknowingly been put on the DO NOT USE LIST.

Most coordinators/AM's look for agents w/in 20 miles of property. If your're closest, you WIN! But if you botch it up, they'll just pic the next closest agent & steer far far away from you.

Go over board, and they'll bless you bountifully with listings!

Thanks for the info. I agree, some of these companies are so strict and have mystery guidelines that they won't publish, but expect you to know. Experience is sometimes the best teacher.

Having been "on the other side" of REOs, I know we always had a vendor management system to help us track agent's performance in an area.  We tracked a variety of statistics and it was used as a filter system.  I think this is even more common if you are handling an REO for an REO Asset Management company rather than direct from the actual seller.

When I was "on the other side" as a Senior Asset Manager, what I saw  was this....Do your job, know your market, work hard for the seller, turn in your paperwork and your grade will be fine and you will continue to receive new listings.

I just completed my first BPO for First American Residential on Monday, but the QC review didn't give me anything close to an A.  The turned out to be an over-sized, new construction colonial in a neighborhood of 1950's ramblers, so I had to go rather far away for my comps.  That got my reported dinged by the electronic review system, so off to manual review it goes.  Hopefully, the human reviewer will understand the comments that I included to explain the situation.

My next one will be an A... I hope!

You forgot to mention the National Valuation Standards Institute. They are a trade organization that represents agents and brokers who provide BPOs. If you want to keep BPOs legal and legitimate I suggest becoming a member. They lobby to all of the different real estate departments and state legislatures.

I guess the legit institute is 5 Star Institute or NRBA. There are a lot of organizations who are trying to dig into poor Realtor's pockets because they know we are vulnerable right now. This applies to all newbie's who want to break into BPO's. All info's are in this site. Just spend time to research and you will get all the answer to your questions. Be careful about people plugging in their products or companies so you will buy what they are selling.
