Home sales dipped and prices flattened in the The Sun City Grand real estate market through December.  The number of homes sold in Grand for the month of December was down 25% versus November, and down 20% from last year.  The average sale price decreased slightly (-$146) from November but was up 5% year over year. The average days on market was 54, which is a 15% increase from November but 26% less than December 2017.  The burn rate (number of homes currently under contract/homes actively on the market) is 2.90 months, back in the seller's market column, at least for now.  Currently there are 110 homes on the market in Grand and 58 under contract, which foreshadows a stronger report for January. The 12 month moving average price $312,330, continues to edge up, 6% over 2017.

Active Listings: 110 (Up 22% over Nov. '18, Up 5% over Dec. '17)

Homes Pending: 58

Homes sold in last 90 days:  45 (Down 25% versus Nov. '18,  Down 20% versus Dec. '17)

Burn rate (Inventory on market / by homes currently under contract) = 2.90 months supply

Avg. Sale price (Solds): $341,157 (Flat versus Nov. '18, Up 5% versus Dec. '17)

Avg. price per sq. ft. (Solds): $180.37 (Flat versus Nov. '18, Up 10% from Dec. '17)

Avg. Days on Market (Solds): 54 (Up 15% from Nov. '18, Down 26% versus Dec. '17)

Highest sold: $749,000

Lowest sold: $204,900
