A lender can allow an agent to understand the real budget of a person as certain people tend to think their budget will be far more than it is in reality. This will help increase sales as potential buyers will be looking at homes that are realistic rather than getting discouraged when a home is so far out of their budget their grandchildren would be paying the mortgage.

There are plenty of platforms that allow a person to get preapproval from a lender. This is important as at times people might not be able to be lent any money whatsoever. After the housing market crash lenders have become far stricter and require more documentation of income than in the past.
