Coming Soon in Regency at Dominion Valley--5237 Armour Court
The photographer giggled when she saw me shoveling nasty, exhaust colored snow off the top of the pile at the curb on picture day at my latest listing at 5237 Armour Court. She knows I go the extra mile for my sellers and she appreciates the attention to detail. In all honesty, that was the only thing I had to do to help the sellers prep for the photo shoot. What you see in this virtual tour is how the home is kept. It's how I have found it every time I've been there.
This home is a Winfield model in the Georgetown Series. What makes a Georgetown Series home different is that it is attached on at least one side and all the exterior maintenance is covered by the HOA. That includes replaced the roof, siding, painting shutters, cleaning gutters, mowing the lawn (even in a fenced yard,) mulching and weeding. And of course every home in Regency gets basic cable and Internet through Comcast in their HOA dues.
All Winfields are end units. This one has a family room and master bedroom with a southeast exposure. The front door faces southwest and the driveway faces north, northwest. Late morning to early afternoon sun bathes the family room and master bedroom in light.
The entire first floor (minus laundry room and bathrooms) is done in hardwood floors. They are a finish in place variety with a matte, honey finish and go well with the light colored maple kitchen cabinets. The formal rooms are set near the foyer entry, while the openness of the kitchen/breakfast nook/family room is the real crowd pleaser.
Details are found all over this home. Tray ceiling in the living room, ceiling trim in family room and dining areas, and a vaulted ceiling in the master bedroom. This home features two bedrooms and two full bathrooms on the main level. But wait...there's more.
In the finished basemement, complete with a walk up exit, you first come to a cozy finished space that is perfect for a den/home office. Take a few steps past the third full bathroom and the basement opens back up to recreation space. And don't miss the oversized studio, which is currently furnished as a guest bedroom. In additon to the finished spaces on the lower level is a large, unfinished, storage area.
The garage fits two cars and if you wish it to convey, the stair lift can stay. The owners don't need it in their next home.
A few more things of note are that the backyard is fenced with a paver patio and there is a covered porch off the family room. The home backs to trees which fill in nicely in the spring.
Regency offers a lot of amenities, as a gated, golf course community in Haymarket. You can read all about that stuff by clicking the link.
You will have to wait to see this home until February 1st. It will be priced at $530,000. If you want to take a look on "opening day," let me know.
