What's Your Patio Home Buying Budget?

Cincinnati patio homeOne of the first questions I'll ask as a real estate agent when you call is "What's your COMFORTABLE price for your patio home?".

I'm not trying to be nosy, but price is a key criteria in determining what I can and can't do for you.

Some things just can't be done. 

You want a luxury patio home in Mason for under $250,000?  I can't get you what you want.  I can get you a VERY nice patio home for $250,000, but we're going to have to shift some miles outside of Mason's city limits.

And you might think that if you tell me what you're willing to spend, I'm going to want to sell you the most expensive patio home I can get you to buy because that means a bigger commission for me. 

And while it's true I get paid on commission, getting you into the most expensive home I can isn't what defines success for me. 

I'm in this business for the long haul (almost 15 years so far) and having my clients thrilled with their new home AND how it impacts their budget is important to me.  My clients being happy means they tell their friends and family about me, and call me years later when they need help.  That's a win-win, right?

So back to budget.  The more honest you are with me about what you want and what you can COMFORTABLY afford, the better and quicker I can narrow down exactly where we should be looking for your new home. 

And quicker can be critical because so many patio home communities have VERY little available at a given time.  I may know the perfect place to meet your needs, but I'm not looking there for you because you told me something WAY lower than what you're REALLY willing (and happy) to do to get the right home.

So when I ask the question about your budget, the faster you trust me and give me that answer, the better I'll do at finding you that just right patio home.

Many customers give you an unrealistic price they are willing to pay.  If they are honest up front the hunting goes a lot smoother.  Could be the expectations are high and they are not familiar with pricing yet, or they may not qualify for what they really want.

It makes our job much more difficult when customers under or over estimate what they can afford to spend. That's the value of a pre-approval...it's a reality check for a lot of people.
