I am seeing a rash of both Buyers and Sellers seemingly doing what they want despite their agents advice. It is not new, but I see more of it here in the Manchester NH area. I have resorted to actually asking "where did you get that advice?" The answer is usually always, "online." Most will say it was on the Internet so it has to be true.
Let me give some examples I have seen from both sides of the aisle, as the listing or buyer agent. Today lets go over some seller blunders.
The Home Seller that wants to ask $25,000 more than market value because they read it was still a Sellers market with bidding wars. (The online article was dated 2016)
The Home Seller that wants to sell their home AS IS and not disclose all the repairs that were found during a past buyers inspection. (It is against the law and I let them know we do it right if they want to list with me.)
The Home Seller that wants to increase the sales price after the contract was agreed, signed and is 2 weeks before closing because an online site has their home valued for more.
The Home Seller that does not want to clean the home before selling, the buyer can just take it AS IS. It is done all the as I saw online. Once I showed them value as is and the value being clean, they are now going to clean it.
The Home Seller that wants to not allow buyers to see the inside, but just drive by and make an offer???
The Home Seller that hired a lawyer to fight the buyer who was asking for $500 to cover an obvious health and safety repair. The lawyer cost $5000 but she did not have to pay the $500. She lost the sale
The Home Seller that wants to save money, sell the home themselves and used a price they found online a good $40,000 less that what market value is. Yes he saved a 10k commission, but he lost 40k in a higher sales price had he used a listing agent.
The Home Seller that wants to list, but be there for every showing to tell buyers why her home is worth every penny of it's over priced asking price.
The moral of the story is that short cuts, schemes and Internet dreams do NOT work.
That every Buyer or Seller should not choose just any agent, choose the BEST agent for the job. Having an agent that works for you is a must.
