Who wants to go on a CRUISE?

Sell a house, get a cruise. Sounds easy. However as a FSBO found out, it was not that easy. They would not pay a commission to an agent to list their home. But they would give a 7 day cruise to the agent that brought them a buyer that closed. Sounds simple, so what is the problem? This Manchester NH area Home seller found out.

 

He said it was harder to sell the home, as buyers asked for the cruise but could not buy the home. He said a couple of buyer agents did come buy, but then their managing brokers would not allow them to accept the cruise unless they paid their brokers. He said many wanted money instead. 

 

HERE IS THE ISSUE. If a buyer broker works for a company and or has a managing broker, the commission is paid to the company which then pays the agent. SO if payment is in the form of a cruise voucher, the agent has to pay the company their share in cash.

 

This seller actually found out his scheme made it harder to sell his home, not easier. 

 

SO how did I enter this mayhem? I was referred to them as some who LOVES cruises and also LOVES Selling homes. 

 

I got to meet with the seller. My first question to a FSBO is always, why are they selling on their own. The answer most often is to save money. In reality selling on his own has cost him time, money and lots of aggravation being no closer to selling his home. 

 

I walked through the home, told him what price I would ask, what price he would most likely sell for. I let him know how much time it may take. I let him know that i am there for each step of the selling process. His wife turned to him and told him to "list with me". 

 

 

The moral of the story is that short cuts, schemes and Internet dreams do NOT work.

 

That every Buyer or Seller should not choose just any agent, choose the BEST agent for the job. Having an agent that works for you is a must.

Just another example of what the sellers do not know about our business.  I have them want to give the agent furniture and boats...not happening.  Just cash or check, please.

The other issue, Scott, is whether the value of the cruise would equal the commission that would be paid. Cruises come in all price ranges and destinations so if an agent did to agree to this, the agent would probably receive a reduced value of what full commission would be and lose money on the deal.

Yes, there are some cheap cruises and, as for me, I would NOT want to be stuck in one of those dungeon inside cabins.

Exactly, those inside cabins are the worst! And the deal would probably be only for the cost of the fare. By the time you add in taxes, port fees, and all the other costs not included in the fare, you would probably lost money on the deal.

I do have a way to attract FSBO sellers when they can not sell. They do have some crazy things they try Marte Cliff . Yes I did find a buyer for the home.

Understanding how agents get paid from their broker was the missing piece of information that this FSBO needed before attempting to sell this way.  I am happy that they let you help and you got it sold!
