Sell a house, get a cruise. Sounds easy. However as a FSBO found out, it was not that easy. They would not pay a commission to an agent to list their home. But they would give a 7 day cruise to the agent that brought them a buyer that closed. Sounds simple, so what is the problem? This Manchester NH area Home seller found out.

 

He said it was harder to sell the home, as buyers asked for the cruise but could not buy the home. He said a couple of buyer agents did come buy, but then their managing brokers would not allow them to accept the cruise unless they paid their brokers. He said many wanted money instead. 

 

HERE IS THE ISSUE. If a buyer broker works for a company and or has a managing broker, the commission is paid to the company which then pays the agent. SO if payment is in the form of a cruise voucher, the agent has to pay the company their share in cash.

SO how did I enter this mayhem? I was referred to them as some who LOVES cruises and also LOVES Selling homes. 

 

I got to meet with the seller. My first question to a FSBO is always, why are they selling on their own. The answer most often is to save money. In reality selling on his own has cost him time, money and lots of aggravation being no closer to selling his home. 

 

I walked through the home, told him what price I would ask, what price he would most likely sell for. I let him know how much time it may take. I let him know that i am there for each step of the selling process. His wife turned to him and told him to "list with me".

In my state the broker has to pay the agent, they cannot accept payment in any form ,without going through the broker.
