Some times it has to be said. Lets set the scene. There is no shortage of entertaining real estate shows. There is no shortage of Internet advice. There is no shortage of "new experts" who see these shows and or read the advice, and well... they think they can do it better than you. Here in the Manchester NH area I have been seeing it more and more.
I am "hands on - tell it like it is" kind of person. I believe in doing it right the first time.
So when future home buyers and home sellers take these real estate shows for real. Issues are not far behind. Many do not what is or what is not scripted, staged or made for better TV. When consumers can search online with a few clicks of the keyboard, advice is not far away. However just because it is on the Internet, does not mean it is true.
We live in age of "we want it now." That means an increase in short cuts, schemes and Internet dreams. It means some really believe they can put any price on a home. That they can put it online and buyers will just flock to them. That there will be bidding wars that bring riches beyond imagination. In realty it means over priced homes that no one will come say never mind make an offer on.
A Home Seller asked me yesterday, "Why did I think I knew more than the Internet?" Basically, having done this job of listing and selling homes in this area for 33 years, I am doing something right. I know the area, the values, what is for sale, what has sold and what they sold for. I listen to what buyers want, what they like and what they don't. I have a natural ability to attract buyers to my listings through exclusive marketing, networking and advertising. Being hands on, I get the advantage of seeing, hearing, living and being able to communicate real time market information to my sellers.
Over pricing a home can kill a sale faster than it can begin.
The moral of the story is that short cuts, schemes and Internet dreams do NOT work. I do not wait for a buyer to come to my listings, I go out an find them.
That every Buyer or Seller should not choose just any agent, choose the BEST agent for the job. Having an agent that works for you is a must.
