South of 30A Condo Market Update

The last 90 days have been very active in South Walton and along CR 30A which is the real name for the strip of road we call Highway 30A.   

This is a report on all the active, pending and sold condo's along 30a south of 30a.  There are 100 active listings and prices range from $6.9 million to $219,000.  Interesting stuff,  any buyers for that 6.9 unit?  

$1.5 is the list price of the highest priced pending units and 3.1 is the top price for the sold units.  

I did not really look at how many units in this are had expired as listings but that is basically units that all potential buyers had reviewed, evaluated and dismissed as being not an option for basically a price.  It is hard to explain to owners that price is the key factor for a property not being sold.  Owners tend to blame the agent but the truth is that they are the problem in setting unrealistic prices not supported by market evidence.
