VACANT LAND FOR SALE ON MAUI

Don't you just love those vacant land transactions?  What makes them so special?  In most cases it's just vacant land without any buildings or occupants, so things can move along at a good pace, without having to consider the needs of the tenants or homeowners, and all their "stuff".

  • no people living on the property - easy to set up showings
  • no pets to watch out for (maybe some cows or horses)
  • no structures - no home inspection needed
  • no termite inspection report
  • no utility changeover

(Of course this isn't always the case, here on Maui you can often find people living in those "fruit sheds" and "stables" - hey it's home sweet home for somebody)

Land buyers tend to have a lot more cash down too, so there's less suspense with the lending.  Here in Hawaii, lenders here like to see at least a 20% down payment for vacant land.  Talk with your lender to see if you want to go with a construction loan and start your building right away. maui vacant land sales

Land sales can be quick if the seller is prepared and the buyer is ready.  Sellers should have the survey completed and any easements and encroachment agreements recorded.  If the buyer has cash, there will be no delays, and a sale could be closed in a couple of weeks, or sooner if the buyer approves.

Who wouldn't love that, Georgina. You can always take a bottle of sun tan lotion with you to the showing, and you don't have lead or radon issues.

Radon is a radioactive gaseous element formed by the disintegration of radium; the heaviest of the inert gasses, and occurs naturally (especially in areas over granite) and is considered a hazard to health in urban areas. It's one of the subjects of real estate disclosure in our region.

And no home inspector? oh no! :) Actually the price for half an acre with a view seems quite reasonable. I was expecting something more. I was trying to convince my parents, who are both retired now, to move to Maui. They do not trust my motives. They are adamant on the Texas Hill Country.

We do not get a lot of vacant land for sale on Oahu, like you see on the neighbor islands.

Frank - that half acre comes with some strings attached... it's a residential condo, which limits the size of house you can build.  But there are some good deals nevertheless.

Randy - Oahu doesn't have much of an "upcountry" like we do over here.  We still have room for more development, much to the dismay of many residents.
