While the picture might be a bit gloomy thanks to a rainy day, inside there was happiness, happiness that might have been thought impossible last summer.

The house above?  It's not the FIRST house the builder built for my buyers in the last year.  About four doors down there's another ranch home with a great view and great finishing touches.  The home was just a few months from being done, but the builder made a HUGE error in construction.  It was just a foot...a foot short in ceiling height throughout the home.  A first time ever error and there was just no way for things to be worked to my buyers' satisfaction.  Money off wasn't going to remove the reminder every morning that the home would now have shorter kitchen cabinets, a little tighter feeling, just an overall feeling of "it's just not right".

 

Things got a little contentious, but not "I'm bringing in an attorney" contentious.

The phrase "stick it where the sun don't shine" or something equivalent was uttered by the buyer (note to self, if you didn't know it before, it's generally not good to try and pull some BS on an ex-Marine).

Between the buyer's communication and a long communication from me calling into question how they were treating my clients, management finally started to come around.

First dibs on the next phase of the community.

A significant discount on the same home.

An honored promise to me also, although as long as my clients got what they deserved I'd have been happy.

My buyers closed this morning and started moving in today.  The silver lining?  Because the first house was far enough along to see some of the selections they'd picked in flooring, paint colors and other items at the design center, they were able to review and decide they could makes some changes.  The net result?  An immaculate home with a great view over the valley, and a better price that if they'd bought the original home.

Happy clients, happy agent.

And the initial costs are typically not all.  It costs more to finish the home the way you want it with extra landscaping and other changes.

And that's one of the things I wish more buyers totally understood before walking  into the builder's model home.  Bring an agent!

Apparently with the right mix of shame and logic you can get a company to realize just how badly they're screwing up.  Might have been the longest email I've ever written, but it helped get the job done.
