Properly pricing you home today is more important than ever. The dilema most sellers have is I want to get the most for it. Let's face the facts, buyers have more inventory to choose from now than before. So, if you need to sell it, the price is critical. What I tell my sellers is this, you need to be the best 2-3 homes in your price range. So what do I mean by price range? Let's assume you think your home is worth $365,000. You price range will be $350,000 - $400,000. Now that we have the range, where should I price it? The market analysis shows that the value for your home was $365,000. When we study the current homes on the market (your competetion) we find that there are 20 homes now for sale. I can almost guarantee you that 40% of these homes are listed for $390,000 - $400,000. So right away we can eliminate 40% of the competition. The next step will be to look at the remainer of the 12 homes. Scrutinise each one carefully. Here we will find price opportunities. For instance overpriced homes should become obvious when compared to the ammenities your home has, some will be on busier streets which are considered to be inferior and some will be a better value. Compare and shop like a buyer when pricing your home and you will find that closing check you want quicker and be much happier in the end.
