One of the interesting things about being a real estate trainer is many times good agents could be better and bad agents become good.  Not enough in this day and age..because real estate is really competitive.  I don't mean just by the industry professionals..its our world today.

 

With the various types of models and the wealth of information availabe today being good just doesn't cut it.  You must be superior in order to get good results. 

Imagine the results if you are mediocre. It's been my experience...mediocre produces bad results or no results at all.

Now a pre-listing presentation is very important especially if you are competing for the listing.

First one in...leave it with them..last one in..drop it off in advance. 

Valuable...extremely valuable. 

It keeps your face, your services and your name in front of them.

 

A pre-listing presentation can sometimes act as the only presentation..that's right...

I have a great generic template, very simple and easy to manuever..as a matter of fact  I know agents who use it simply as the listing presentation.

If you want it, I'll send it to you please email me: midorimiller@yahoo.com ..use a power point template and copy and paste to edit.  The powerpoint presentation gives it some flava! Plug in your information and include some of your own flava. Your personal services..your personal information and most of all your personal touches.

So what did Jeannette do????

She did video e-mail / email text as well.  We shared with Rich How many active listings in Broward County, Tamarac and in Woodmont.  He had to have an idea as to what his competition was. 

She had to remind him how saturated the market is and it always helps with pricing and let him know in the past month there were x amount of pendings and closed in Broward, in Tamarac and then Woodmont..that way he knows the true number of sales taking place. 

Included a listing agreement, seller's disclosure and a transaction broker notice and also a copy of an As-Is addendum..why for his review.

Nothing more...nothing less..if anything he might have fewer questions when we go over the documents.  

She also attached a letter of what to expect and things to prevent when trying to market a property.  So many times people have no idea what to expect and then ponder why their property hasn't sold.  It's important for them to understand every part of the process.  The reasoning in why you do what you do and how it benefits them.  All of this should be stated and remind them its to get them to their next destination..you will find more cooperation and better communication.

 

Now for the presentation... Jeannette's contact info..the benefits of her online marketing...the power of point2agent and her mission.

She is an e-pro..it says alot considering there is only 6 in Tamarac and 4000 in the State of Florida!

She even included a copy of her certification because I could go on to REALTOR.com and see it and print it. A consumer has the ability as well. 

Not a bad designation to have especially highlighted on the beta REALTOR.com.

I have a great tool that I will share with everyone...

 

Its called the 180 tasks of a REALTOR from the Orlando Board of REALTORS..its spells out a listing from pre-listing to after closing...I have always used this tool and narrowed the 180 tasks down and include in my marketing proposals.  Add a lot of your personality..and your services from your market and you got yourself a winning pre-listing presentation.

Here are a few things to include and keep in mind we have all experience levels on the rain.

  • How many office locations do you have? 
  • Do you do handle property management and rentals?  Your Office? 
  • Do you have in-house mortgage, if so include it..one stop shop? 
  • Do you provide a home warranty?
  • Your Mission Statement
  • Do you have a service pledge or guarantee?
  • Designations
  • Trainings
  • Affiliations don't forget NAR and FAR or VCR..whatever your afilliations are.
  • Do you know your personal stats, your company's stats?
  • Then there is the salability checklist
  • and the gold, silver or bronze package
  • Testimonials

I could go on and on!

It's just like the first challenge..you have to use whatever you have and really use it..not let it sit...you have to perfect it..and then customize it for customer!

Hi Marchel- I will send in the am..the listing presentation that I have..update it and use your own market info.  It's dated because now I use CENTURY 21's.  I won't send Jeannette's..but you will see how we got to where we did!  And its perfect for ya...because its not a corporate template.  Just select a power point presentation..and copy and paste and fill in the blanks. 

As far as the 180 tasks of a REALTOR you have to copy and paste and select..what you want..I narrow it down quite a bit and so did Jeannette..it just depends on how detailed you want to get.  And if you need any help just email me!

I like the idea of dropping off your presentation if your the last one scheduled. I know a top producer in this area who always insists on being the last appointment for a listing. But I've also seen it backfire when a seller really liked another agent and decided to list on the spot. They then called and cancelled their appt with this top producer. Your idea solves that problem =)

Interesting...and curious...what does the number of office locations have to do with getting a listing ? I suppose you can make the point that agents are paid more if they sell their own company's listings...but you are what you are and who you are and what you will do i.e. custom marketing plan vs stick a sign in the yard and hope for the best...there are agents like that in companies with a zillion offices...and sometimes....the little guys might just try harder...hmmm?

WOW featured!  Thank you..and I appreciate the feedback!  For those that requested I sent you the template and the 180 tasks for a REALTOR!  Next I want to address a few things...

Thank you for the kudo's and the congrats..Jeannette worked very hard and I believe it was her video e-mail that made the difference. 

The list of things to add to a listing presentation...this is not a debate about large companies or small companies..its just if you have multiple locations...include...some customer's find that useful and I do too! 

Just because there are multiple office don't assume its a large company..we have a total of 32 agents in our 3 offices.  We are by no means large!  I am not being critical in regards to small companies!  Because we are as well and I won't trash a large company either ....we have plenty of them in Volusia County.

The point of including this information is to present what you have to offer...what services you provide and sometimes its the only shot you got...in a listing presentation.

And yes, if you are the first one to go in...leave it with them..you can drop it off prior to the appointment or you can just leave it..printed out or if you are the last one in...its perfect to keep you in front of the customer...so get in your car or courrier and get it there prior to your appointment.

Thanks again for the e-mails, calls and comments...these are the reasons why I love to train..to share and give because you give right back to me!

Have a great selling week...our sales meeting this afternoon...and then work on challenge #3.  Lets see what the next evolution comes up with...

I use a pre-listing package. It cuts my presentation down by half if not more. Plus I'm not boring them with all of the marketing that we do. It gives me an edge because almost no other agent in my area does one.

I loved your post!  You are absolutely correct- we get one shot and that's it.  Many agents show up with nothing and give nothing beforehand either.  I have had sellers tell me how impressed they are that I bothered to gather up some info before the listing.  Good Job Midori!

Midora- I see a lot about the agent in the pre listing and the presentations. I don't see a lot about 'them'. I read a lot of sentences that started with "I", none that started with "you". Our listing presentation is totally client focused with copywriting techniques proven to work time and time again. A tip that works great is you are competing for the listing is to tell the seller to interview you last. Then you can really key into his/her needs as no one else did!

Midori a great pre-listing package can make or break you getting the listing or not. In my area I know quite a few Realtors who don't even use them..what a mistake. A good pre-list package should make the client think twice about not using you.
