A Little Girl Gets Her Home In West Sedona

West Sedona is one of the most sought after areas of Sedona. Many people enjoy the proximity to the shopping, restaurants, outdoor activities, as well as entertainment and schools.
A Lot Of Frenzied Interest
So, it did not surprise me that back in the summer of 2017, there were no single family homes available under $410,000. At the time, there were only 2 homes available under $425,000 in all of West Sedona. Currently, there are no single family homes under $450,000.
So.....when a home came up for $350,000 in West Sedona, interest will be generated ...as was the case with this home.
Which Offer Do The Sellers Take?
120 Panorama Blvd. Sedona AZ - was my sellers father's home. They have owned it and rented it out for many years. They loved the home. It has good "bones" and it was in good shape. But now was the time to sell.
I presented all 3 offers to my sellers: All 3 offers were above asking. Two were cash, one would have a 3 week close and neither of the 2 cash offers had any other contingencies. Both were going to be investment properties. I recommended either of the cash deals! I explained the benefits to my clients of either deal above.
The Story Of The Young Girl...
The last offer had a loan attached, but there was a dad and his daughter who needed a home. The savvy buyer agent, who has the office across the hall from me, submitted a letter with the offer. The father needed to be close to the school his daughter was attending and his business. They had already lost the bidding process for two other homes.
I explain all the downfalls and risks of the last deal, but my sellers, with their big hearts decided on this single dad and his little girl.
Epilogue
Just about every black hat scenario that I explained about the last offer came to pass. My sellers were also in the process of selling another home and learned a lot in this transaction. I can assure you that they will take a cash offer with no contingencies in the future! The one thing that worked out well was that the young girl got her home with her own bedroom! ... I and my sellers are happy about that. You see, this young girl, never had a bedroom all to herself. Her dad wanted to provide this special home for her with her own bedroom. It meant everything to him ...and obviously to her. It was a happy ending for all.
