Here is a one-minute video overview of the Scottsdale, Arizona real estate market for the month of January.

Scottsdale Active Listings

This first snapshot is a look at how many homes were on the market at the end of January compared to the same time last year. Inventory was down over last year by 10%.

Now we will look at homes for sale at the end of January compared to the end of December. Inventory was up 9%. This makes sense as many sellers waited until the holidays were over before listing their homes. 

Median List Price for Scottsdale Homes

The median list price tells us the exact midpoint of home prices. Therefore, one-half of all the homes for sale were priced higher and one-half were priced lower.

n January 2019, Scottsdale's median list price was $925,000. This is up quite a bit from January 2018's $884,900.

Days on Market

Days on Market is also referred to as DOM. It is a quick and easy way to get a sense of the local real estate market. A slower market will have a higher DOM and a hotter market will see a smaller DOM.

Days on Market for Scottsdale in January came in at 95. This is significantly down from last year's 118 DOM.

Median Sales Price for Scottsdale Homes

Now we will look at the median sales price of Scottsdale homes in January.

The median sales price came in at $600,000. This is up from the January 2018's median sales price of $550,000. And, it was a mere $500 above December 2018's median sale price.

Number of Homes Sold

This final section looks at how many homes sold. This first snapshot is year-over-year. Sales were down 16% between January 2018 and January 2019.   

This second snapshot  this month-over-month. Sales were down 7% compared to December 2018.
