Bringing Buyers and Sellers Together OH MY!
$50K below list price was too far from seller expectation on the luxury listing in a gated community. The buyers were serious, according to their agent. Most would think there is no way to breach that chasm!
Here's an idea: How about we all arrange meet at the office and discuss how to make this work? All parties agreed, setting the time and day to negotiate in order to come to a resolution before walking away.
Everyone was encouraged to:
- Share their ideas
- Give the best scenario
- Counter then counter
This resulted is an opportunity to build trust, ask a lot of questions, and explore differences in a business environment. No insults, feather ruffling or posturing necessary, instead a sincere effort to meet the intended goal.
After volleying back and forth for over an hour, both sides were very committed to making it work. Buyer agent represented his client well by offering up and selling agent countering on behalf of the homeowner.
Before two hours were up, there came an agreement. The details were written up as each side requested. They all signed documents that worked for both. One will eventually move in and one will move on.
When all involved understand what they wish to acomplish, there are less emotions getting in the way of reaching maximum potential. Preparation is key, knowing the value and worth of what is before them.
Negotiation need not be an angst-filled, hard-bargaining scenario when there may be a WIN-WIN for both sides. It allows creativity to play a part of getting to a viable solution that becomes mutally beneficial.
Putting the clients wants and needs first can gain excellent results. What are your thoughts on this?
